DRC Info
NRV homeowners are required to submit to the Design Review Committee (DRC) an application for all exterior changes to a home (to the house or the yard) prior to beginning those changes. The DRC is currently in the process of refining the approval information and guidelines, so in the meantime, please submit an application for any proposed change. Non-compliance can trigger sanctions. DRC members are happy to help homeowners with their ideas and/or prepare their proposals.
An application form is at the end of the Community Architectural Control Guidelines and Rule and Regulations document each homeowner should have received at closing. The form is being revised. An an older form is temporarily available here.
Here’s the info the DRC is looking for:
- your name and address
- your email address
- your phone number(s)
- the address of the proposed work
- is the work being done by you or a contractor? If a contractor, please include the contractor’s name, contact info, and relevant license numbers
- a description of the work planned. The more detail you can provide, the better. Include pictures of the current situation; sketches of the work to be done including, if relevant, how that work relates to your house, your neighbors’ homes, the various property lines; any available info on visible products used (ie, don’t just say “trellis”, include what the trellis will be made of, what color is is, if you are building it or buying it from Home Depot, etc)
- an estimated start date and an estimated completion date
- indications from the property owners most immediately impacted (north, south, east and west of you is a good rule of thumb) that they are aware of your plans. They do not need to approve, just be aware.
The DRC reviews applications according to guidelines set out in the CCRs and the Design Guide. The guidelines are under revision; the guidelines currently in force are available here. Preferred fence styles are available here. The DRC reviews applications based on this checklist. Unless a particular application raises concerns or questions which present a need for additional information or expertise, the turnaround time from when an application is received is typically about a week. Sample applications are available here and here.
Completed applications and supporting material should be sent to Ken Beebe at CWD Management (his contact info is here) for forwarding onto the DRC. You should give the DRC 30 days to respond, although turn around is typically less.
Resources for your DRC planning
The DRC does not take the place of any permitting required by the City or the County. Determining if your project requires a permit, and getting that permit if necessary, is the homeowner’s responsibility. City permitting information is here.
