The next meeting of the NRV HOA Board will be Tuesday, Jan. 26 at 7pm in the McBride Court Community Room. The entrance is in the back of the building.
Just a reminder: two board member terms are expiring in the spring and we homeowners will need to elect two new members. If you think you can donate 10 hours a month to your HOA, please contact Ken, our manager at CWD, or a current board member.
The December meeting of the HOA Board will be this Tuesday, Dec. 8, at 7pm at the McBride Court Community Room. All homeowners should have received a copy of the budget for 2010. If anyone wants to reject the budget, you must attend this meeting (or send a proxy form - you should have received one of those, too).
Other important topics that are on the agenda for Tuesday’s meeting include proposed changes to the Rules and Regulations and Bylaws documents, including protected trees, garbage can locations, board officer term lengths, and several other procedural provisions. There will also be a review of the Landscaping service contract with Impact.

The next NRV HOA Board meeting will be next Tuesday, Nov. 17th. Meetings are starting promptly at 7pm - if you are waiting until 7 to leave your house, you’ll miss something! The meeting will be held in the usual place, the McBride Court Community Room. Remember that you’ll need to go around to the back of the building to get in.

We’ve had very low homeowner turn out at recent meetings. This particular meeting is important since the Reserve Study Committee will be presenting it’s preliminary report to the Board. Come learn how much your HOA dues are likely to increase.
The next Association Board Meeting will take place on Tuesday, September 22nd at 7:00PM in the McBride Court Community Room. The Board Meetings have been rather sparsely attended of late. Come on down and stay involved in your community.
Just a reminder to all NRV Homeowners that the August HOA Board meeting will be on Tuesday, Aug 25, at 7pm (promptly!) in the McBride Court Community Room (usual place).

For those interested in the results of the HOA’s survey of homeowners regarding garbage/recycling/yard waste can storage, the results are now available. The recommendation of the Garbage Committee was accepted by the Board at the last HOA Board meeting and will be going to a homeowner vote at a future date.

Homeowners: The minutes from the April and May HOA Board meetings are posted at the HOA management company’s site. To get there, start here and use the login link at the bottom of the page. You’ll need to log in to the CWD site, and if you haven’t done that before, you’ll need to register for a password. It’s a pretty straightforward process and once you’ve done that, you’ll have access to minutes, reports, etc.
To all those homeowners who have become accustomed to arriving late to the HOA Board meeting, please be advised that the new board intends to start the meeting (this Tuesday evening) promptly at 7pm. Time to be fashionably early!

On April 1st, the New Rainier Vista (NRV) board will transition to full homeowner control. To this point the board has been managed by the Seattle Housing Authority (SHA). Please consider running for our new board and help shape the future of our neighborhood!
Board Roles:
The Board is made up of four officers (President, Vice-President, Secretary and Treasurer) and one at-large member. Once elected by the community, the board members will determine the officer positions and the length of terms. As this is the first all-homeowner board, term lengths will range from one to three years. Future elections will be for three year terms.
Board Responsibilities (What is the time commitment?):
Ultimately, the role of the Board is to protect the property value of our homes. This is achieved by a) managing the HOA and its budget to protect HOA assets; b) ensuring maintenance of common property; and c) developing, implementing and overseeing association governance and policy. It is a volunteer effort that requires attendance at scheduled board meetings, review of meeting agendas and minutes, consistent participation in email communication between meetings, and assisting on Board committees and/or with special projects. It is anticipated that Board members will contribute about 10 hours of service per month. Currently, the board meets monthly. It will be up to the new board to decide whether to keep this pattern or meet less frequently.
How do I announce my candidacy?
All interested board candidates must submit a paragraph of no more than 250 words that expresses their desire to serve the community and briefly outlines their experience and qualifications. Voting process:
Ballots will be sent to all homeowners via mail by March 16th. Candidates will be able to meet the community at a social event on Saturday March 21st (location TBD). Each household can submit one ballot and must vote for five candidates. The five candidates with the most votes will be seated on the board. Ballots must be returned by mail to CWD Group by March 25th. You may also drop your ballot at Christina and Ian Gilman’s house. The new HOA board will be announced on April 1st.
